Facility Management gathers an ample and growing cluster of services focused on the maintenance of buildings and industrial installations. It is a field with a great future and which allows for a pragmatic sharing of tasks between owners, users and those who manage a given facility.
We place emphasis on the added value of having a complete and detailed transparency in the every day use of such things as water, heat or electricity, along with all the relevant environmental parameters.
Furthermore, deZem provides automated cost-center billing, support for energy-saving campaigns, ideas for incentive systems, as well as many other services that will accelerate improvements in the overall effectiveness of energy use in buildings.

Equipment such as ventilation systems or air conditioning often consume more than 50% of all the electric energy that goes into a large office building.
Usually, there are sufficient control options for good housekeeping. However, this equipment is rarely adjusted according to actual need. It is often the case that it is simply attached to a timer or that the equipment is even left running non-stop, regardless of whether a centralized control is available or not.
The following graph shows the electric load profile of a ventilation equipment at the beginning of a deZem project (in red) and 52 weeks later (in blue). We see that the load is no longer identical every day, but reflects varying needs. Thus, energy consumption and peak loads are reduced while the machines’ expected life span is extended. Moreover, the work environment becomes more pleasant as ventilation is active only when required.
